Selling Your Home 

Selling Your Home is a big decision.  Whether you have a 5 bedroom luxury property or a cottage on the water, there are a few things that all sellers can do to ensure that the selling process is a smooth one that will get you top dollar for your property.

Selling Your Home Tips:

1.  Price Your Property Right! - The most common mistake that sellers make is that they do not have their property priced competitively.  In this market, the properties that are selling for top dollar and quickly are those properties that are priced right.  Be sure to ask your Real Estate agent for a comparative market analysis showing recent properties that have sold.  Discuss your properties price, and get it priced in a range where other properties are selling.  This will ensure you will sell your property quickly, and get what it is worth!

2.  Disconnect Your Emotional Attachment - You need to think of your house as a marketable commodity.  Your goal is to get others to see it as their potential home, not yours! 

3. Remove The Clutter - This is the hardest thing for most people to do because they are emotionally attached to everything in the house. After years of living in the same home, clutter collects in such a way that may not be evident to the homeowner. It will effect how a potential buyer views your home.  So, get things packed away and leave the surface free of knick-knacks and pictures.  You will have plenty of time to put those things into your new home.

4.  Curb Appeal - A homebuyer's first impression of the house is made from the Real Estate agents car before they ever enter property.  So, you want to be sure that your yard is clean from debris, trash, and landscaping tools.  If you have empty flower beds, buy mature flowers to fill the spaces.  If the garden house is laying out, tuck it away to not be seen.  If your trash bins are next to the house, move them to the back where they can't be seen.  Take a walk across the street and see what your impression is, then you may want to get to work on cleaning up the yard.

5.  The Front Entryway - The front door to the home should be especially sharp being it is the entryway to the home.  Polish the doors fixtures so that they gleam.  If the door needs new painting or refinishing, make sure to get that done.  Get a new plush doormat or welcome sign.  Anything that can be more inviting will make buyers feel at home.
